Are Service Animals Allowed in Vacation Rentals? ~ Join Southern

Are service animals allowed in vacation rentals? As a vacation rental owner looking to join a vacation rental management program, you may be asking yourself this question. The short answer is that yes, service animals are allowed in vacation rentals.

Should My Rental be Pet-Friendly?

However, it’s important to know the definition of a service animal. The Americans with Disabilities Act (ADA) defines service animals as any dog that is individually trained to do work or perform tasks for the benefit of an individual with a disability, including a physical, sensory, psychiatric, intellectual, or other mental disability. This can include guide or seeing eye dogs, hearing or signal dogs, seizure response dogs, or psychiatric service dogs. While we do accept service animals in all of our rentals, we do not necessarily accept emotional support animals.

This is because emotional support animals (ESA) are not classified as service animals. If a guest is traveling with an ESA pet, we will do our best to accommodate them in a pet-friendly property. Guests will have to pay the pet fee, and the pets need to adhere to our policy as well. Our pet policy states that we accept a maximum of two dogs per property, both trained, mature, and not exceeding 25 lbs each. We’ll also state in the reservation notes that this is an ESA pet so our teams can be aware.

Our teams are equipped to handle any questions you or guests may have about whether or not service animals are allowed in vacation rentals. This includes asking:

  • Is this animal required due to a disability?
  • What work or task has the animal been trained to perform?

We won’t charge a service fee for service animals, and the animal can be any size dog or a miniature horse. We will ask guests to provide signed documentation regarding their service animal. Once our teams are notified that guests have a service animal, we will send the form at the time of booking. In addition, we’ll notify our teams that this is an ADA service animal.
